First thing first....
Get a Pre-Approved Mortgage
Do you know what you can afford? Not unless you've already talked with a mortgage broker. A pre-approval helps you establish how much you can afford to purchase. Your mortgage broker will do the leg work in finding the financial institution (banks, trust companies, credit unions, pension funds, insurance companies and finance companies) which will offer you the best mortgage conditions based on your circumstances. Meet with a Real Estate Agent
Once you have received a pre-approved mortgage then it’s time to sit down with a real estate agent. It’s a good idea to draw up a master list of all the features you want your new home to have - Location, style and type of home, number of bedrooms, specific features etc. I’ll then assist you in narrowing down your wants and needs before you begin looking at houses. This will save us a lot of time and frustration thus making the process less stressful.
Start Searching for a Home
Once you are ready to start your search, I will assist you in connecting to the internet via my website, where you will find thousands of homes that are listed for sale. In addition, I’ll also get notified immediately when homes comes available that match your needs. I’ll screen these houses so as not to waste your time, arrange appointments to see homes that match your needs and budget, research your neighbourhood of choice and finally, assist you in making an offer to purchase.
Make an Offer
Once you’ve narrowed it down to the home that you absolutely love, I will draft up an offer to purchase, for that home and you’ll be briefed on what to expect during that process.
Home Inspection
Once your Offer to purchase has been accepted, by the sellers, a home inspection of the house is strongly recommended to determine its condition. The Home inspector will go through the property and perform a comprehensive visual inspection to assess the condition of the house and all of its systems. They will determine the components that are not performing properly as well as items that are beyond their useful life or are unsafe. They will also identify areas where repairs may be needed or where there may have been problems in the past. Having the property inspected by a qualified home inspector will give you the added confidence that you've made the right decision.
You’re on Your Way to Closing
At this stage most of your home buying problems is out of the way and you're ready to close. Your lawyer is responsible for all of the closing arrangements. He/she is there to process the documentation required to close the deal and to advise you on the steps to be taken before the keys to your new home are presented to you.
